Isotherm is a specialized direct contracting firm specializing in External Wall Insulation (EWI / house wrap) for existing homes and Insulated Concrete Form (ICF) construction for new builds and extensions.

We are a direct contractor. We are NOT a directory, broker, or lead marketplace. We do our own surveys, install certified Sto and Baumit systems with our own crews, build ICF structural shells, and process SEAI grant applications directly on behalf of homeowners with grant amounts deducted directly from invoice.

## The Two Core Contractor Jobs

### 1. External Wall Insulation (House Wrap)
- For existing solid wall, hollow block, or cavity block houses.
- 100mm to 150mm high-density EPS or mineral wool fixed mechanically and adhesively to the exterior.
- Reinforcing fibreglass mesh fully embedded in flexible basecoat.
- Certified Sto (StoTherm Classic) and Baumit (openSystem) breathable silicone color renders.
- Unclipping and extending gas meter boxes and ESB brackets with certified standoffs.
- Sleeving all wall vents and subfloor air bricks.
- 100% external work with zero indoor disruption and zero lost room space.

### 2. ICF (Insulated Concrete Form) Construction
- Monolithic reinforced concrete walls poured into permanent interlocking EPS formwork.
- Familiar with all common ICF systems used in Ireland: Amvic Ireland, Nudura, Logix ICF, Quad-Lock, Fox Blocks, BecoWallform, Castleforms, and ICF Tech / Polarwall.
- We build what is specified on the structural engineer's drawings. We do not manufacture ICF blocks; we install and pour the specified system.
- Continuous insulation on both sides with zero thermal bridging, achieving A1 BER and Passivhaus standards.
- High acoustic isolation (50dB+) and structural concrete strength.

## Integrated Aluminium Window Cills (Cills.ie)
When 100mm to 150mm of external insulation or 300mm+ ICF walls are built, existing window sills lose their projection and create thermal cold bridges.
Our sister workshop—Cills.ie (located in the same yard at Unit 20, Inchicore)—custom-fabricates bespoke powder-coated aluminium window sills with welded watertight end-caps, integrated thermal breaks, and extended drip edges for every house we wrap.

## SEAI Grants 2026 (Deducted Directly from Invoice)
Isotherm is an SEAI Registered Contractor. We process the grant paperwork and deduct the grant value directly from the homeowner's final invoice.
- Detached House: €8,000
- Semi-Detached / End-Terrace: €6,000
- Mid-Terrace House: €3,500
- Apartment: €3,500
- Eligibility: Property built and occupied before 2011.
- Effective 2 March 2026: Second wall measure allows homes with prior cavity grants to claim an EWI grant for uninsulated solid or hollow block walls.
