SEAI Windows Grant
Comprehensive guide to qualifying for window and door replacement grants in Ireland for 2026.
Homeowners in Ireland can access an SEAI windows grant of up to €4,000 to upgrade their glazing. However, this funding is subject to strict eligibility conditions and must be combined with other home insulation measures.
Windows and doors represent a significant source of thermal heat loss. Replacing single glazed windows with energy efficient double or triple glazed units prevents heat loss and improves home security.
The Package upgrade Rule
You cannot claim the SEAI windows grant as a stand-alone upgrade. To qualify, you must install the replacement windows as part of a One Stop Shop retrofit or combine them with a primary fabric upgrade. Eligible primary upgrades include external wall insulation, internal drylining, or heat pump installations.
SEAI Window & Door Grant Rates
| Upgrade Measure | Maximum Grant Amount (2026) |
|---|---|
| Windows (Full House Upgrade) | Up to €4,000 |
| Exterior Doors (Each, Max 2) | Up to €1,000 |
| Post-Works BER Assessment | €50 |
Technical Requirements for sign-off
Your new windows must meet strict energy performance metrics to qualify for grant payment.
- Target U-Value: Replacement windows must achieve a U-value of 1.2 W/m²K or better. This measures the rate of heat loss. The lower the number, the better the performance.
- Door Requirements: New external doors must achieve a U-value of 1.4 W/m²K or better to qualify for the €1,000 grant per door.
- Contractor Registration: The installer must be registered on the official SEAI contractor database for glazing upgrades. DIY projects will not receive funding.
- Prior Written Approval: The grant offer must be approved in writing before any installation work starts.
How to Apply for the Glazing Grant
Vetted contractors will design and size your window frames to achieve the target U-value. Once quotes are finalized, submit the application through the SEAI online portal. Always apply before starting any demolition or window removal.
