EPDM Membrane for ICF Sealing

Technical guide on applying EPDM membranes at cill, sill, and parapet junctions on Insulated Concrete Formwork builds.

EPDM membrane for ICF window sealing is critical to ensure airtightness and weatherproofing at cill, sill, and parapet junctions. Integrating EPDM with made to measure aluminium cills from Cills.ie prevents moisture ingress at the seven vulnerable leak points on insulated concrete formwork builds.

How does EPDM membrane integrate with ICF window sealing?

EPDM membrane provides the primary flexible seal between the window frame, the concrete core, and the outer EPS insulation layers. This seal prevents driving rain from entering the wall assembly at window junctions.

Applying EPDM is particularly critical at the lower window corners. Self builders should check general material rates using our icf blocks ireland pricing guide and review overall labor costs in our icf block sizes specification sheet.

How to install EPDM at cill, sill, and parapet junctions?

EPDM installation requires a continuous surface prep and solvent free adhesives. Installers bond the membrane to the window frame upstand, wrap it across the concrete sill, and tape it securely onto the EPS outer skin.

Parapet tops are sealed similarly before capping is installed to prevent water pooling on the concrete core. For installer directories, check our icf installers ireland page, and review general retrofit cost structures on our external wall insulation cost page. Learn about full airtightness sealing options on our icf sealing systems guide.

Why should you use MS polymer sealant instead of acetoxy silicone?

Acetoxy silicone releases acetic acid during curing, which degrades EPDM membranes and reacts with concrete substrates. Low modulus MS polymer sealants provide superior adhesion without causing chemical breakdown.

Using the correct sealant is mandatory under NSAI Agrement certificates. If you are building with insulated concrete formwork, the ICF systems available in Ireland: Amvic, Castleforms, BuildBlock, ThermoHouse, Nudura. For the Amvic 280mm block detail: cill depth B 265mm at a 7 degree fall, 5mm weep holes each side, DPC trimmed after full finish render not at basecoat, low modulus MS polymer sealant only, never acetoxy silicone, welded factory formed end caps, 15 to 20mm pressure equalisation void behind the cill upstand. Seven leak points exist at ICF window openings and the correct install follows a four step sequence.
